Description

Proposed Intrusive Structural Investigations
P15511 Stubbington Study Centre - Kitchen & Dining Block
Half Term October (26, 27 & 28 October) - Up to 3 Days Duration
The investigations will be undertaken jointly with the Structural Engineer and contractor, using a mobile access tower to facilitate safe access to high-level structural elements and roof connections.
The building is understood to be an Elliott Medway system-built structure, comprising a lightweight timber-framed construction. The investigations are intended to confirm the existing construction, condition and structural adequacy of the timber frame and associated elements, and to inform future refurbishment proposals.
Scope of Investigations
The investigations are anticipated to include:
Opening up selected internal and external wall areas to expose the timber structural frame.
Confirmation of the Elliott Medway construction details, including timber member sizes, spacing and arrangement.
Measurement and assessment of timber posts, studs, beams and bracing members.
Exposure of timber post bases, sole plates and structural junctions at representative locations.
Inspection for timber decay, rot, moisture ingress, insect attack and any deterioration resulting from the age of the building.
Moisture content testing of exposed structural elements.
Investigation of the interface between the timber frame, glazing system and external cladding.
High-level inspection of roof trusses, purlins, wall plates, roof connections and structural fixings using the access tower.
Confirmation of connection details between roof and wall structures.
Photographic recording of all exposed elements and defects.
Localised opening-up as directed by the Structural Engineer should additional concerns be identified during the investigations.
Purpose
The findings will enable the Structural Engineer to:
Verify assumptions made during the initial structural assessment.
Assess the condition and remaining serviceability of the existing timber-framed Elliott Medway structure.
Determine whether the building can be retained and refurbished, including any strengthening requirements.
Inform future design development, cost planning and project options appraisal.
Identify any further investigations that may be required.
Access Requirements
Mobile access tower for high-level inspections.
Contractor attendance for opening-up and making-good works.
Structural Engineer attendance during investigations.
Completion of asbestos review and approval of intrusive works prior to commencement.
Programme: 26, 27 and 28 October 2026 (Half Term)
Duration: Up to 3 days, subject to findings on site.
